The holidays are quickly approaching and although many Des Moines real estate investors experience a lull in business, this is actually one of the most profitable periods of the year for those that know how to leverage it correctly. Not only is this a crucial planning time for the year to come, but it is the perfect time for you to deploy more personalized marketing campaigns to strengthen the relationships that fund your business. Here are a few suggestions to make sure that the holidays are as profitable for you as they are fun and festive.

Host A Holiday Party For Tenants
If you invest in buy-and-hold properties, hosting a holiday party for your tenants and their families is a fabulous way to show your appreciation to them as a landlord. This is a fun way to reduce costly turnover in your units and build positive equity in your relationships with your tenants. By allowing them to invite guests, you are also opening your doors to other potential tenants to fill your waitlist.
Host A Party For Your Referral Partners
Referral partners are also an invaluable part of your business as a Des Moines real estate investor. It is important that you show them how much they mean to you on a regular basis but a holiday party is a great place to start. In addition to supplying them with food, drinks, and a fun atmosphere, you may also want to consider upping the energy level by giving away prizes or holding fun holiday-themed games. Again, it is a good idea to allow your referral partners to bring along guests that could be valuable additions to your network of referral partners so that they can see what a positive experience it is to work with you. You never know when somebody can come in handy to you in the future so take the time to meet, greet and mingle with everyone you can at the party.

Send Personalized Holiday Cards Or Emails
Holiday cards are always a good idea as a bare minimum approach to showing your gratitude to your network. However, it is not a good idea to simply send out a generic or pre-printed card without any additional thought or consideration. Instead, include a personalized message that shows you care and reinforces your connection. If you are concerned that your card may get thrown out or lost in the mail, a personalized email is fine too. However, it would be best to make it a video email that uses specific details or references to prove you aren’t sending everyone the same blanket video.
Throw A Themed Contest
Holiday-themed contests are a fun way to reconnect with your network and help to generate new leads. If you are a landlord, why not invite your tenants to submit a photo of their Christmas decorations with a prize for the photo that gets the most votes? You could also try an Elf On The Shelf Contest for the most creative placement of an elf. Host the contest on your social media and promote it on all of your various social platforms, website, and in your newsletter.
